Access Statement For Churchwarden Cottage, Ludlow

 

Introduction

Churchwarden Cottage is a two bedroom mid terrace grade 2 listed stone built building that is accessed directly from the pavement.

 

Pre Arrival

We have an extensive website, with pictures of all the rooms.

Bookings/enquiries can be made directly from the website via email or telephone and letter.

All guests are provided with written directions to the cottage or they can download directions from the web site.

The nearest bus stop is 100 metres from the cottage and is located at the top of Mill Street.

Ludlow railway station is approx. 1 mile away and involves an uphill walk of approx. 100 metres through the Market Place, Bull Ring and Corve Street.

Taxis are available at the railway station and outside the Co Op supermarket close to the town centre

Arrival & Car Parking Facilities

Car parking permits will be left on the coffee table in the cottage for guests.

Parking is not available directly outside the cottage, however it is acceptable to drive to the front door to unload your car and then move it to Mill Street (approx. 20 metres away)

The parking permits entitle guests to park in any of Ludlows red zone areas.

 

Main Entrance & Reception

The main entrance is the front door from Bell Lane. The key for this door is provided in a lock box located to the left of the front door. The key code is made available to guests prior to arrival.

The front door is 82cm x 176cm with hinges on the right. The keyhole is 100cm high.

The front door opens into the lounge.

On entering the lounge there is a light switch on the left which controls the wall lights.

An electric night storage radiator is located immediately on the left hand wall on entry.

On entry to the lounge a coconut mat has been inserted into the lounge floor which made of solid oak.

In the lounge there are two sofas, a coffee table and two free standing lights.

There is a flat screen tv and a DVD player with remote controls

There is an inglenook fireplace with brick built seats on either side and an electric fire stove.

Under the stairs is an enclosed cupboard with houses vacuum cleaner, mop, bucket, ironing board and stairgate.

The fuse box is located under the lounge window.

 

Dining Room

 

The dining room is accessed via a glazed door 70cm wide x 196cm high and down 5 steps each measuring 85cm wide, 25cm deep and 17cm high.

There is a solid oak handrail on the left hand side of the stairs.

The floor of the dining room is made from solid oak.

The dining room has a table and four chairs. Two further dining chairs are available in bedroom one.

The dining room also features a pine side board, corner cabinet and flat screen tv with a radio and CD player.

There is a wall mounted night storage radiator.

There are wall mounted lights controlled by a dimmer switch and ceiling spot lights.

From the dining room a glazed door 70cm x 196cm leads out onto a patio area.

An opening 70cm x 196cm leads into the kitchen.

There is a fire extinguisher in the corner of the room.

 

Self-Catering Kitchen

The kitchen has an opening leading into the dining room.

Kitchen appliances include: electric oven with extractor fan, dishwasher, washer dryer, larder fridge, table top freezer, microwave oven.

All these appliances were installed new in 2009.

All work surfaces, hob and sink unit are 920mm above floor level and 600mm deep.

Crockery, pans and cooking utensils are provided in cupboards and drawers below the work surfaces. Glasses, cups, plates etc are stored in the wall cupboards.

The electric oven is accessed from the front. The oven grill is 700mm above the floor level and the main oven shelf is at 400mm above the floor level.

The kitchen is illuminated by 2 sets of 4 ceiling lights

There is also a DAB radio installed.

To the left of the dishwasher, under the work surface is the main stop cock valve.

Located on the side of the larder fridge is a fire blanket.

 

Upstairs Bedrooms

Bedroom One

Access to bedroom one is via a staircase from the lounge. There are eight steps each measuring 930mm x 250mm x 170mm. Running the full length of the stairs on the right hand wall is a solid wood bannister.

At the top of the landing a night storage radiator is positioned.

At the top of the stairs leading off to the right is a solid oak door, 1800mm x 850mm, hinged  on the left which opens into the master double bedroom.

This room is carpeted throughout with a light brown, short pile 80% wood carpet.

There is a 1400mm wide oak bed, 1400mm wide mattress and 12 tog duvet and non feather pillows.

Additional linen and blankets are available and stored in the wardrobe.

Bed height is 650mm to the top of the mattress.

The space to the left of the bed is 900mm and to the right of the bed is 900mm.

There is a single light switch at the door and bedside cabinets on each side of the bed with reading lights.

There is a night storage radiator fitted in the bedroom.

There is a full length dressing mirror.

There is a 1200mm wide solid oak chest of drawers with wooden single dining chair either side and storage wardrobes.

A solid pine door, 1800mm x 850mm leads from this bedroom to an outside balcony which measures 4000mm x 1200mm. There are two metal chairs and a round table situated on the balcony.

 

Bedroom Two

Leading from the landing up five steps each measuring 930mm x 250mm x 170mm to a small landing where a solid oak door, 1800mm x 850m, hinged on the right, opens into bedroom two.

These stairs also have a solid wooden bannister fitted on the right hand side.

This room is carpeted throughout with a light brown, short pile 80% wood carpet.

There is a 1200mm wide solid oak bed, 1220mm wide mattress and 12 tog duvet and non feather pillows.

Additional linen and blankets are available and stored in the wardrobe.

There is a 1200mm wide solid oak chest of drawers and a three drawer solid oak bedside table at the base of the bed.

There are storage wardrobes.

The height to the top of the mattress is 650mm.

The space to the left of the bed is 400mm and to the right 400mm too.

There are bedside cabinets on each side of the bed with a reading lamp on each.

There is one light switch at the door opening.

There is a full length dressing mirror.

There is a night storage radiator fitted.

 

Bathroom and Shower Room

This room is accessed by one stop up from the landing. The step size is 950mm x 250mm x 170mm. The door leading into the bathroom is solid oak and is 1800mm x 850mm and is hinged on the left.

Shower/bath with glazed screen and flexible Mira sport shower unit fixed at the end of the bath.

There is a ceiling mounted on/off pull switch for the shower.

Bath height is 500mm.

Anti slip mat is provided.

Toilet seat is 440mm high.

Space to the left of the toilet is 600mm and to the right 300mm.

There is a wall mounted heater.

Height to the top of washbasin is 780mm.

Electric power shaver socket is available over the vanity unit.

The floor is solid oak.

The immersion heater and heating switches are wall mounted to the left of the bathroom door.

 

Outdoor Facilities

Exit the door from the dining room there is a step down which is 850mm x 170mm and leads to a patio and garden area.

This door is 1800m high x 850mm wide with a keyhole at 1000mm.

The patio is of local stone and is therefore an uneven surface.

Patio table, chairs and umbrella are provided for guests.

Car parking permits

Please keep all pets off sofas and beds.

Due to the age of the property it may not be suitable for children under 10 years of age or the elderly or infirm.

Smoking is permitted outside and an ash tray is provided.

Wifi is provided free of charge with the password made available to guests.
